O’Neil Avenue: a rental owner ready to move on

The owner of this rental in Wilkes-Barre’s West End was ready to step away from being a landlord. Managing the property and dealing with a difficult tenant had become stressful. Another round of repairs was not how she wanted to spend her time.

FastTrack purchased the property as-is. The owner did not have to renovate it before selling; the work that came afterward became our responsibility.

Penn Avenue: two houses on one lot in Green Ridge

This Scranton property contains three units across two buildings: a full house at the front and an up-and-down duplex at the back. The photos here show the front house.

The owner wanted a simpler way to sell without a long listing process or another round of work. We purchased the property as-is. As units became available after the purchase, we made updates and improvements.

What this shows: A property with more than one building does not have to be renovated before you ask about a direct sale. We review the actual property and its condition, then discuss whether an as-is purchase is a fit.

Taylor Avenue: a vacant Hill Section house purchased at tax auction

This house near the University of Scranton had previously been rented to college students. After they moved out, it sat vacant for a couple of years. Unpaid taxes, needed repairs, and stolen copper added to the property’s problems.

We purchased the house for cash, as-is, at the tax auction. We then renovated it and eventually sold it to a family. This was an auction purchase; it was not a direct homeowner sale that stopped an auction.

Do sellers have to make these improvements first?

No. We buy properties in their current condition. The improvements shown in the after photos happened after the purchase. You do not have to recreate an after photo before requesting an offer.

Have a property you’re ready to discuss?

Every property and sale is different. Request a no-obligation cash offer, ask questions, and choose whether a direct sale works for you. We can close in as little as 7 days when needed, or work around a longer timeline.
